PROPERTY MANAGEMENT, CHANGING LINES OF WORK

Historically, the Property Manager (PM) has been responsible for the comprehensive management of a building under a mandate given by an owner. This requires legal, administrative and accounting skills as well as the ability to manage renovation projects and act as a liaison between users, the owner, on-site workers and any person involved in the management of real estate assets. 
In recent years, the sector has undergone a revolution with the urgency of the environmental performance of assets, as well as the development of connected Smart Buildings. New lines of work have emerged:

  • The “ESG” expert, a member of the Property Management team working on the ground, to organise and coordinate the implementation of our clients’ ESG and environmental performance policies.
  • The Hospitality Manager is involved even before delivery of a building and is then responsible for the user experience by offering services worthy of luxury hotels: re-imagined reception areas, concierge services, room service, new mobility options, etc.
  • The User Experience Manager (UX) determines the array of services best suited to the real estate assets and monitors them continuously. He is also responsible for digitalisation of occupiers journeys as part of our "Asset Story" study.

 

Today, Property Management devotes a part of its time to data: from data collection to data analysis. This data allows for even more detailed knowledge of users’ needs and the condition of the building.
The Property Manager also ensures “green management”, for example by optimising a building’s energy performance. An innovative tool that gives tomorrow’s Property Managers unique ways to best fulfil their mission: to ensure the sustainability of the real estate asset they manage and enhance its value.
Our goal is to become the Property Management partner of our clients in Europe, to boost the performance of their assets and for the benefit of occupiers.
